Why property investors are increasingly targeting Nairobi satellite towns

The property market is expanding beyond Nairobi as rising land prices, improved road networks and changing lifestyle preferences drive buyers towards satellite towns and emerging destinations, including Kikuyu, Nanyuki, Naivasha and Watamu.

The shift is creating opportunities for homebuyers and investors seeking more space and potentially lower entry costs, while widening the geographic focus of developers targeting Kenya’s growing demand for housing and commercial property.

Nairobi remains the country’s dominant real estate market, supported by its concentration of jobs, government institutions, schools and infrastructure. But escalating property costs are pushing some buyers to consider locations outside the capital.

Gikambura, in Kikuyu, has attracted interest from buyers seeking proximity to Nairobi without paying prices associated with established urban neighbourhoods. Residential developments, gated communities and individual plot sales are increasingly targeting middle-income households looking for alternatives to the capital.

Improved road connections along the Nairobi-Nakuru corridor and routes towards Nanyuki have also made some outlying towns more accessible to people who work or conduct business in Nairobi.

Other locations are attracting buyers for different reasons. Watamu’s coastal setting appeals to holiday-home buyers and investors targeting tourism, while Nanyuki is drawing interest from those seeking cooler weather, mountain views and retirement properties.

Naivasha, meanwhile, combines lakeside living and tourism with agricultural and commercial activity, creating demand from buyers considering permanent homes as well as investment properties.

Access to financing remains a key consideration as the market broadens beyond Nairobi.

I&M Mortgage is positioning homebuyers and property investors to access financing beyond Nairobi, as rising property prices and changing lifestyle preferences drive growing interest in emerging real estate markets across Kenya.

I&M Mortgage finances residential and commercial properties across major Kenyan towns, including Kikuyu, Watamu, Nanyuki and Naivasha, subject to its lending requirements.

The lender says property location is not the sole determining factor, with ownership documentation, including a valid title deed, forming part of the assessment process.

Wider access to mortgage financing could help buyers consider properties outside the capital and give developers a larger pool of potential customers. However, borrowers still need to assess affordability, loan terms, infrastructure and the long-term demand for property in their chosen locations.

For investors, emerging markets may offer lower entry costs, but returns are not guaranteed and can vary depending on location, infrastructure and resale demand.
