Superior Homes Kenya has started selling quarter-acre plots at its new gated-community housing project in Ruiru, Kiambu County. The quarter-acre plots that cost Kshs 7.98 million are for those who want to develop their residential homes in a gated community in the proximity of Kenya’s capital city, Nairobi.
Superior Homes intends to sell 60 acres to those keen to buy the quarter-acre plots for developing residential houses at the new Kanzi Springs.
What you should know
Since the plots are for residential purposes, if your intention is to buy so as to construct rental housing units or apartments, you are not the target. “This is a gated community for residents,” said Superior Homes Kenya, Head of Sales, Clive Ndege. Tenants are not allowed since that is not the concept.
In addition, even though those buying will have a leeway to build their dream houses, the units will be controlled. “For this one, we are not prescribing the house designs that people are putting up, but rather giving them a building guideline on how to design their houses. For instance, the building guidelines prescribes that you cannot do more than two floors and it should be single occupancy [per plot],” says Ndege.
Residents at the Kanzi Springs will also be required to use not more than 30% of their plots on putting up the houses with the rest of the space left as a garden. “This means that if your plot is 1,000 square metres, your house can only be 300 square metres,” Ndege says.
He projects that residents will pay Kshs 10,000 per month as service charge for security, garbage collection, maintenance of the common area and street lighting.
“Before you start construction of the plot, you will be paying a service charge of Kshs 3,000 (per month). This is majorly for security of the plot. Then once you start constructing the plot, that will go up to Kshs 5,000 per month because construction material need to be secured [and take out garbage from the construction process]. And then, once the house is ready, the service charge will then be Kshs 10,000,” the Superior Homes Kenya Head of Sales explains.
Kanzi Springs is located 12 kilometres off the Thika Superhighway from Kimbo area, with access from Ruiru town via Kiganjo Road.
